Voor de duurzaamheidstender in Buiksloterham is voor kavel 12 een eenduidig bouwvolume ontworpen. Binnen de contouren van het kavel – 30 bij 80 meter – is het volume opgebouwd uit een ranke schijf van dertig meter hoog met appartementen en kantoorruimtes, en een lage plint van negen meter hoog met bedrijfsruimtes en woon/werk-lofts. In de opzet van het gebouw is rekening gehouden met een grote mate van flexibiliteit in schakeling en indeling van ruimtes en een uitwisseling van programma. Het hoge dak is voorzien van bomen, een symbolische verwijzing naar de 13e eeuwse Guinigi toren in Lucca.

For the sustainability tender of Buiksloterham for plot 12 an univocal building volume is developed. Within the contours of the plot – 30 by 80 meters – the volume consists of a disc-shaped high rise of thirty meters with apartments and office spaces and a low plinth of nine meters high with business accommodations and living/working lofts. The design of the building reflects a high degree of flexibility in the circuit and layout of spaces and an exchange of program. The high roof is equipped with trees, a symbolic reference to the 13th century Guinigi tower in Lucca.
